# Flooring installation in Grimsby.

Grimsby is the east end of the run, along the lake past Stoney Creek and Winona on
the QEW. It is a scheduled drive from Burlington rather than a same-day one, which is honest to say, and it
is a town of two housing stocks: the old streets between the escarpment and Main Street, and the
subdivisions that have filled in toward the lake since the 1990s. The floors under each are different.

On permits, Grimsby publishes less than Hamilton or Oakville do, so this page says
exactly what the town does say, who to call, and stops there. The estimate works the same as everywhere:
the samples come to the house, and you get a firm number before we leave.

### What Grimsby publishes about permits, and what it does not

The Town of Grimsby's Building Division page says "Most construction projects require a permit" and
points to the Ontario Building Code, the Building Code Act and the town's own Building By-law 26-25,
which it describes as governing "the construction, demolition, and alteration of building uses, as
well as the transfer of permits, inspections".[1] Unlike Hamilton and
Oakville, the town does not publish a list of work that is exempt, and it does not name flooring one
way or the other. So this page does not tell you that a floor needs no permit in Grimsby; it tells you
the town has not said, and gives you the number. The Building Division is at 160 Livingston Avenue,
905-945-9634, or building@grimsby.ca, where the town says a Building Technician will offer guidance on
any aspect of the process.[1]

### How old Grimsby's houses are

The 2021 Census counts 28,883 people and
11,395 occupied private dwellings in Grimsby. Of those,
2,320 were built in 1960 or before and 2,485 between 1961 and 1980, so
42 percent predate 1981. The other 58 percent split across 1,295 each from the 1980s and 1990s, 1,915
from 2001 to 2010, and 2,080 built from 2011 to
2021.[2] 7,340 dwellings, nearly two in three, are single-detached
houses.[2]

### What that means on the day

Grimsby splits almost evenly between houses old enough to have plank subfloors and houses new enough
to have finished basements on a slab, so the estimate visit decides more here than anywhere. In the old
town the guidelines' flatness tolerance, 3/16" over 10 feet for floating
and glue-down work, is the number the subfloor has to be brought to.[3]
In the newer streets it is the slab test, by in-slab relative humidity probe to ASTM F2170, calcium
chloride or calcium carbide, that decides what can go down.[3] Either
way, nothing is quoted until we have looked.
