Wall removals, new or enlarged windows, and new or relocated plumbing are the examples the town gives of alterations that do need a permit.[1] ServiceOakville is at 905-845-6601. ### The basement is different On finished basements the town is direct: "If you plan to finish or renovate your basement for personal use, you will need a building permit."[2] If you are adding a basement bedroom, it requires an egress window or door.[2] Putting a new floor in an already-finished basement is surface work. Finishing the basement, with the floor as part of it, is a permit job in Oakville, and the floor is the last trade in, after the slab has been tested and the framing inspected. ### How old Oakville's houses are The 2021 Census counts 213,759 people and 73,560 occupied private dwellings in Oakville. Only 5,950 were built in 1960 or before and 13,935 between 1961 and 1980. The rest, 53,675 dwellings or 73 percent, were built from 1981 on: 13,600 in the 1980s, 11,910 in the 1990s, 14,535 from 2001 to 2010, and 13,630 from 2011 to 2021.[3] 43,130 are single-detached houses.[3] ### What that means on the day Newer houses mean sheet subfloors, usually OSB, over engineered I-joists or trusses. They are flatter than an old plank floor but they flex, and a floating floor over a flexing subfloor works its locking edges loose. The guidelines want the subfloor glued and nailed to the framing, and flat to within 3/16" over 10 feet for floating and glue-down work.[4] In Oakville the screw-down day is short and the flatness is usually there; the conversation is more often about the slab in the basement and about running one floor through a large open main level without a break.
